What Galveston does to a window

Galveston is a barrier island about two miles wide, with the Gulf along Seawall Boulevard on one side and Galveston Bay, the Ship Channel and Offatts Bayou on the other, so there is no street in town that is out of reach of salt. The prevailing wind comes off the Gulf from the southeast and carries a fine salt mist across the Seawall, over Broadway and up through the East End. It dries on the glass as a milky haze within a couple of weeks. The condo balconies along the Seawall and the East Beach towers near Palisade Palms take it hardest, but the bay-facing windows along Harborside Drive and around Offatts Bayou get their own version every time a front turns the wind to the north.

The old neighborhoods have a second problem. The East End Historical District, the Silk Stocking District, Lost Bayou and the streets off Broadway sit under live oaks, many of them replanted after the Ike surge killed the originals in 2008, and every March the pollen and catkins come down on porches, screens and the tall original wood windows. Humidity keeps the shaded north-facing glass damp enough for mildew most of the year. Out past 61st Street, the newer homes along Stewart Road, Campeche Cove and the Offatts Bayou shoreline deal with irrigation on hard well water, which leaves a band of mineral spots along the lower panes and sliders.

A quarterly plan suits most Galveston homes between the Seawall and the bay, with the inside glass done once a year. Beachfront homes on the West End in Pirates Beach, Pointe West and Beachside Village, and the elevated houses rebuilt after Ike along FM 3005, usually go to every month or two, and rental owners have us time the first clean of the year for just before spring break. How often should windows be cleaned in Galveston?

Quarterly keeps the salt haze, pollen and mildew under control for most Galveston homes in the East End, the Silk Stocking District and the midtown streets. Beachfront homes along the Seawall and on the West End, and bayfront homes on Offatts Bayou, pick up salt film within weeks and do better every month or two. Most people have the inside glass done once a year.

Can you clean the original wood windows in the historic districts?

Yes. A lot of our East End and Silk Stocking plans are on homes with tall double-hung wood windows and original glass. We clean them by hand with soft tools and no pressure, work around storm windows and screens, and treat the old glass with the care it needs.

Do you clean the glass on elevated beach houses?
