What Jamaica Beach does to a window
Jamaica Beach is its own small city on the West End of Galveston Island, with FM 3005 running through the middle, the Gulf on the south side and a grid of canals opening onto West Bay on the north. No house in town is more than a few hundred yards from salt water. The Gulf-side rows take the southeast breeze straight on, and the big beach-facing windows and decks haze over with salt within a couple of weeks of a clean. On the canal side the problem is quieter but just as steady: bay spray on a windy afternoon, humidity off the water, and a film that builds on the sliders facing the boat lift.
Almost every home here is elevated on pilings, many of them rebuilt or raised after Ike came through in 2008, and that changes how the glass gets dirty. The underside of the house stays shaded and damp, the stair-side windows and the ground-level storage glass grow mildew, and wind-blown sand from the beach road settles into every track and screen. Irrigation and outdoor showers on hard well water leave mineral spots along the lower panes. Over on the Lake Como side and along the edge of Galveston Island State Park, the marsh keeps the air heavy and the north-facing glass stays streaked most of the year.

How often should windows be cleaned in Jamaica Beach?
Beachfront and canal-front homes in Jamaica Beach pick up salt film within weeks and do best every month or two. Homes in the middle rows along FM 3005 are fine on a quarterly plan. Most people have the inside glass done once a year.
Do you clean windows at weekend and rental houses when nobody is home?
Yes. Most of our Jamaica Beach plans are on second homes and rentals owned by people in Houston. We do the exterior on the set day whether or not anyone is there, and you or your property manager can give us a lockbox code or meet us for the inside glass once a year.
Can you get the salt and mildew off the canal-side sliders?
Yes. The sliders facing the canal and the boat lift usually have the worst film in the house, and it comes off with the regular clean. We also clear the tracks of sand and salt so the doors run smoothly, and screens are included in the Platinum package.
